Yes there was a loan that was paid back in full, and in advance of when it was due.

The details of the contract between the sittee and the owner would be an interesting read... if they're made public? If the owner retains ownership during the three year period, then his taxes will be due and payable (about $45,000 per year) while he will receive $30,000 from US. Unless the sittee pays the tax obligation (again, US), he will have to cough-up an additional $15,000 to meet the obligation. The insurance will be on US.

Let's run the cheap numbers:

"Lease" $30,000
Taxes $45,000
$75,000

If we have 100 days of operation (this is simple math) we'll need $750 per day just to pay those two costs. Insurance, utilities, maintenance, labor and "special projects" director costs aren't included.
The city doesn't pay taxes. Government is exempt. So if they are only open 4 days per week they only need to make less than $150 to pay for the lease.

Dear Mike B.,

There is more water usage than just evaporation. The "chemistry" of the water will have to be kept at the correct ph, conductivity(mineral build-up), etc. That will be accomplished by chemicals and blowdow of old water and adding new water. You would be suprised at how much water would be used.

The city must own the property to be exempt from those taxes. Tax abatements require the city/county to be the owner of record.

Even then, according to that info, the city wouldn't be required to pay the taxes. I'll find out the exact details at christmas and post more then.

Bubba,

You may be right! I may not know how much water is actually used during a season. I'll try looking into it some more!

TexKan,

I did not mean to offend you but our current pool does have an aluminum lining which is rusting away, allowing water to seep out. (Which may not be a bad idea)

The old pool was made of concrete. They last forever! (almost)
