Ford County Appraiaser Patricia Israel

This is the person that drives around and ascertains your valuation increase from driving by your home.

She lives right up here be me, same neighborhood, and my taxes have went up every year I have lived here, most recently, 16.3%.

2000 (mil levy 135.89) Assessed valuation $5689
2001 (mil levy 130.49) Assessed valuation $4701 (HUGE decrease)
2002 (mil levy 140.08) Assessed valuation $4842 (slight increase)
2003 (mil levy 136.45) Assessed valuation $4737 (decrease)
2004 (mil levy 136.62) Assessed valuation $4854 (slight increase)
2005 (mil levy 140.14) Assessed valuation $4805 (decreased)

Isn't this odd?? While most people get valuation hikes every year, the person doing the appraisals is lower than it was 5 years ago, yet the mil levy is higher?? Hmmm, it's good to be "The Appraiser"

The parcel that you evaluated on Pat Israel appears to be ag related and possibly farmland that is unimproved. Its possible that Pat Israel lives in Spearville and it appears that her taxes on her residence has increased every year for the past 5 years. Sophy street?

I still agree with the Tee miester.......my value went up way more than I could sell my house for. It's just ridiculous. I tried and lost fightin city hall - just a waste. I'm still waitin for the "home owners" petition.

Fight 'em to the bitter end, Tee. Everybody's behind you (well, except City Hall and the commissioners!!!). I knew your tax levy was bad......you do know it tops ours in Johnson County, right? Our house is appraised (tax purposes) for $300M. Our taxes are around $2400/annually. And we live in Overland Park - not the boonies. Our subdivision has all the goodies the newer ones have - the pool, the HOA, the good fairies that scrape the snow down to glare ice in the night....all that good stuff. If I wasn't stuck up here, I'd be right down there with ya. Ya'all don't have that many services and there isn't a large enough tax base to support it all. Somebunny's gonna have to take a cut. Wow. I'm just shocked. Good luck with your petition!

The sad thing is when it's time to make a cut the employees are always the ones who get screwed by haveing something else cut. By employees I mean the poor people out on the street who work in the heat and the cold for chicken feed while the upper people sit back and continue to rake in the high pay.

Unfortunately, that's the way it is in America. Freedom to take the worker bees for granted. If there were more jobs than workers, the workers would be in a better position to be choosier and the fat cats would have a harder time hiring good people. Someday.........

Upon first look I'm confused about the appraisers' numbers between Dodge City's W-M vs. Garden City's.

Not sure if the links will work but:

Good 'Ole DC's W-M sports an Assessed Valuation of $1,897,543.00 for '05. http://www.ford.kansasgov.com/tax/Ta...tract=DCO7158A

Wealthy Garden City's W-M sports an "Appraisal" of $8,309,210.00 for '05.
There is a difference between appraised value and assessed valuation but I can't drill any deeper into Finney County's site to see the hard numbers; such as taxes owed.

Welp, hidden at the bottom of Reno County's page is a tax information button and WM's tax is very close to DC's: Hutchinson's Amount $324,371.98. DC's Amount $329,043.44

So this doG don't hunt.
