Seeking Board Members Help!

I need help!

I know there are alot of intelligent members on this this board and I need your help. I am protesting my property tax increase and question #6 says..."Explain why you are filing a protest and the statute, law, or facts on which your protest is based--please be specific:"

I do not think my answer will really hold water with out facts to back it up. My answer was, "I'm filing a protest because my property tax increase was not fair. Other property in Ford County valued higher than mine had a lowwer tax increase."

Can anyone help me with this one?

Thanks! You did give me some help. What (I think) I really need is access to Ford County records as to the value of homes and the amount of taxes they are to pay and then compare it to mine.

I've spoken to several individuals who live in much nicer areas with larger homes and they say their property tax only increased 7%. Mine went up 11.1%. However they are not willing to show me their tax statement.

I do not want to go to a informal meeting with the County with out having my guns loaded. (If you know what I mean?)

Why are our taxes so high? Because our elected officials love spending taxpayer money on stupid things like racetracks, ballparks, and other stuff that ends up failing because of mismanagement and poor planning. We think we have to compete with all the neighboring towns. Now we want to build yet another school on 6th and Ross and a new water-park. When will this end? We don't have the money, I say!! You'd think our elected officials would be just a little embarrassed by our mill levie and our ranking in the top two of entire state.

What happened to living within your means? I mean really, they have no budget to confine them, they just keep passing the increases onto the tax payers.

Well I for one have had enough! I am going to take a stand. I suggest we all dispute our taxes this year. I am. There is a form down at the Ford County Appraisals office where you can appeal them if you think they are two high.

It's only going to get worse folks, because not enough people are taking a stand against it.

Start here: http://www.ford.kansasgov.com/tax/TaxSearch.asp and input either the address or owner's last name/company name.

I noticed that East/West (street) hindered the search. Also the number of the street was sufficient. In the case of Walmart I only entered 1905 and 14. Typing words for addresses didn't work.

On number six, keep it short and simple- you can elaborate when you go to the meeting.

I just put "percent increased" on that answer.

Now here is where you want to be thorough. I have done this before and I know what the appraisers office wants. They want you to make things simple for them. They are guessing when they assess the value of your home from a quick 20 second drive-by. What you want to do is this:
  • Video tape the interior of your home, focusing on any damage, foundation issues, carpet needing replaced, ceilings needing repaired, etc
  • video tape your exterior, focusing on any wood damage, roof damage, drainage issues, old windows, patio damage, etc
  • High-lite any issues that cannot be observed from the road like fences that need replaced, driveways that need repaired, etc
  • if the basement is unfinished, show this in your video
The appraiser wants to see why your house is not as good on the inside and in other inconspicuous areas as it looked from the road. They know what the surrounding property is valued at, and they know what the mil levy increase for your area should be- this is not an arguable issue.

The only arguable issue is;

What is fair market value for your home? If you sold your home on the open market, what could you get for it? Now if you really want to bolster your case, call one of the appraisers in town and ask for a private appraisal. A residential home appraisal is $300. When did you buy your home? If it is within 3 years, you may be able to partially rely on the appraisal that was done at that time although it will not carry as much weight as a recent one.

The best thing you can do is to prepare yourself with video footage of your homes flaws and let them watch the video during your appeal on a little handheld camcorder. Be sure and narrate to describe what they are seeing as you are videoing.

The last time I appealed (3 years ago) my taxes where substantially reduced. It was way overvalued at the time and my home sold on the open market so they pretty much had to go down to the purchase price- plus I had 2 recent private appraisals listing the property at almost half of what they had appraised it for.

One other thing- put them on the defensive; make them tell you why they feel your house is worth 11% more than it was the previous year. Make them cite what improvements you have made that would equate to the increase, then be ready to debunk it with evidence of the cost of the project or a statement from a certified appraiser stating what (in dollars) this has added to the value of your home.

If you would be interested in speaking to an appraiser, I would call Kerry Trent @ 225-0870. He is one of the few honest appraisers around Dodge.

Good luck and don't sweat it. Most people that appeal their taxes, and have formulated a logical defense, do get some sort of adjustment.

Excel's got many many listings. Some with $0.00 listed for the tax value, and tax owed, but I found this one to be quite interesting. Of the few they have that have actual tax value, this one seems to be quite a good buy, going down. Their assesed value from last year to this year is down $2,255,863, or 30.1051% with their tax amount going down $255,326.66, or 26.2394% and the mill levy went up 7.182 mills, or 5.5307%.
Maybe that's why all of our assesed value is going up.

I did some looking on the net and found K.S.A. 79-1448 which pretty much follows what Tee said. They will have to show value compared to similar houses and you are able to show what the house is worth by doing just what Tee said have it appraised, and show damges or smaller square footage to prove your point. Hope this helps good luck. Stick it to them.

Thanks!!! Maybe, I'll get an appaiser to look at our home. I doubt that a $200.00 appraisal would help me save that much on tax dollars. Video makes alot of sense to me also. Thank you very much for the tips! I'll use them when I confront them stealing bastards!

Any way of knowing what the county/city says my home is worth in dollars before the meeting?

I'd like some hard proof, on paper, of nicer property with less tax increase than mine. Any ideas where I could get that info.?

Bubba and luker were helpful, but not exactly what I was looking for.
