After a consolation with my tax professional and a refresher about refundable and non-refundable credits I have to concede your point that not all credits are refundable ones. We do seem to agree that EIC is a refundable credit.

OutofDodge: I have owned and now I pay rent and I'm NOT paying additional rent for Property Taxes. Tell me when I am to receive my property tax statement for renting.

The rent you pay, would include the owner's cost of ownership. That would include his/her mortgage, depreciation, maintenance, insurance, and taxes.

As a student of economic policy and the use of the tax code, one of the central middle class "controversy" is why should homeowners get breaks for paying property taxes and mortgage interest when renters don't. One can rationalize for both sides of the argument which is not my point.

The point is, because your landlord has to pay property taxes, you generally speaking have to pay higher rent. He/she gets the tax benefit. You don't.

Doesn't the landlord/owner pay property tax even if no ones renting? So one could argue the renter does not pay property tax they pay rent and the owner/landlord applies it how they feel. They may or may not include property tax

Thats like saying when I purchase something and if that money goes toward the owners property tax, I am paying their property tax.

When you buy something in the normal course of business, be it housing, groceries, clothing, sporting goods you are paying for the direct cost of something plus a portion of the overhead costs. So if you want to get technical about it, when buying a six pack @ dillons you're helping to pay for the chairman of the board's annual christmas party.

One area I digress from my political brethern is income taxes on business. It makes people on both sides of the spectrum feel good that the business is paying it's fair share but in reality, the price you pay for the goods goes up to pay for the taxes. It's all one big shell game.

Its people like yourself that are the reason I get so mad at this whole "Ah shucks giv'em amnesty" attitude. Its not fair to the ones that went through the effort to do it legally. You break one law and breaking other becomes much easier.

I don't have a problem with anybody coming to America to make a better life for themselves and/or family, but there is a reason we have the system we do and thats to regulate, as best we can, newcomers so as not to overburden ourselves in the process. These people are doing nothing less than cutting in front of the ones who are follow the legal route.

Welcome Monster and thankyou for helping out on the idea of property taxes. I guess one could argue with outofdodge that if we go to a Latino or hispanic restaurant we are also paying the overhead of the illegals in the back cooking our meal. If you own a business not only do you pay employers tax but taxes on all purchases you make to turn around and sale. One could argue a lot of things but one can't argue a renter does NOT pay property tax it is the owner that carries that liability, just like a business does on employees, stock, and services. Outofdodge should go and buy a house in Dodge City, there are plenty to choose from and the PROPERTY TAXES are plenty high. You will know what I'm talking about because my taxes on my home where not included and I received a bill for $1250.00 to be divided into two payment for the year. I don't care how many economics classes you are taking or have taken you are talking to a college graduate that took those same classes. You can't turn things around to justify the means same with the ones coming illegally there are still the ones that do things correctly and legally....

I owned a home in Dodge City. And I would have given my left testicle to pay only $1,250/year in property taxes. I paid over $4,000 for each of the three years I resided in Dodge. And the darn city wouldn't plow my street when it snowed.
