Since your legal marker is to the North of you, the lots count up going South.
You own all of lot 4, which is the fourth lot from Spruce, and you own 5' of lot 3 which is your neigbor to your North. Therefore, your lot is 5' larger than a normal lot and your neigbor to the North's is 5' smaller on the south, and 4 foot samller on the North. Keep in mind that legal lot descriptions and common lots seldom correlate.
Your neigbor to the North, Roger Lopez, excludes the North 4' of the West 40' and excludes the south 5' of lot 3, block one, so he has a VERY small lot.
Your Lot Size is 48' (N-S) x 130 (E-W) So measure from your North fence to the South fence and you should get 48'. If you don't, you need to claim your property on the North or South. Without finding one of the stakes, you wont know which direction to go.
