Well if that happens housing prices will sure go up!...... My goodness that will really bring a new meaning to the term Fema trailers...................... does the term taco wagon ring a belll??????.................. yep will be whole new world!

Nothing in Dodge short of a casino will ever drive the housing prices up....Buying a house here is like buying swamp land in Florida or Desert in California...

Could be, but I say never underestimate the Arkansas. I know today it is but a shadow of it's former grandeur to most, but believe it or not the Arkansas hasn't changed all that much from 100 years ago.

Even back in the mid 1800's travelers describe the Arkansas, in this area, as not much more than a trickle in the prairie. It was described as all but dried up at times back then. But the Arkansas has been pretty steady in it's average 30-40 year floods.

I've heard it said that the *cough* "flood control" of the Army Core will do more harm than good when the next big one comes along. It's proved to be a big disaster in other towns that had the same flood control done.

No, people will just move away like they are doing now. The people that live south will move north and the people North will either leave or move further out of town driving up the prices of house in Cimarron and such...Like what is already happening now.

Well see - I look at a flood like NO................ south dodge for the most part is the low rent area.............. Houses are older and usually do go for less $$ - to buy or rent. Just my opinion.

When the houses are gone overnight......... attrition won't be what sells the houses............. frantic house hunting for meat packers will. You and I just see this different -

Based on the NO example all the people of the lower 9th ward/South Dodge left..and are now in Houston (your back yard) and scattered throughout the country..I guess here...they would move to Garden City and Liberal....lol.

I know ya'll didn't mean to generalize.......I live in South Dodge, 95k house built in '77 and in a very nice area with no crime (except the neighbor getting killed by a jealous husband a few years back) and have no desire to move up north. I will check on my flood insurance though. lol
